Whether you are graduating pre-school, high school, college, or graduate school, no doubt there have been many lessons learned. There have been times of total frustration and discouragement and moments of great happiness. But even the greatest joys cannot measure the elation that comes on graduation day. You Did It! You Made It! The hard work paid off! One chapter has closed and another begins.

Within minutes of the fading Pomp and Circumstance, the new chapter is up and running with new lessons to be learned. Since every story has an antagonist, you can be sure one will appear in one of your upcoming chapters. Dealing with an antagonist effectively has a lot to do with your state of mind. May your state of mind always be resolved, positive, and determined. But when the doubts come, remember  these 50 Famous People, and remember your past accomplishments. You did it, you made it, and it can be done again!

It Couldn’t Be Done

WHEN CRITTERS BECOME SQUATTERS

Image titleNo one and no home is immune to it.  Sometimes critters become squatters! You can have monthly pest control, keep your landscape immaculate, take meticulous care of your home, and still have unwanted critters decide to share your residence. Consider it a wildlife compliment…’it’s so nice they want to share it too!’  However, most of us do not like sharing with these type critters, especially when they damage our home in the process.

Perhaps in the winter they want out of the cold, or in the Spring they want out of the rain but no matter the “when’s” or “why’s” squirrels can cause extreme damage. This past winter we walked out our back door to find a squirrel munching on the siding of our home! They were also chewing up the door going under our home in efforts to make their own private entry. (Our home must look extra inviting!) We called our pest control company and they recommended Critter-Ridder.

Jason and Matthew with Critter-Ridder came to our home, did a thorough inspection, and came up with a feasible plan to put an end to all this squirrelly business. After establishing bating stations in many areas, they came daily to checked traps. The also sealed possible entryways critters could find into our home and repaired our damages. It has been several months now, and though we see squirrels, they are lounging where they should be…in the trees, and are staying clear of our home. We are extremely appreciative of Critter-Ridder and are very pleased with the professional and effective service they provided.

Floors? We Have You Covered!

Spring is in the air and home sales are on the rise! So what are Buyers looking for in a home and what do Sellers need to consider when listing their home?  Though we  could discuss a number of items, today we will focus on flooring. Recent data collected from the National Associations of REALTORS® indicates that 54% of home buyers were willing to pay more for a home with hardwood flooring. According to HGTV and USA Today, the top request of home buyers is hardwood flooring. This has also proven to be true with our clients, the majority do prefer hardwoods in the main living areas.

Are hardwoods worth the extra cost? Will a Seller recoup what they spend in upgrading to hardwoods?

That is a really hard question to answer and we feel that it’s somewhat dependent on the home and the area. It’s truly an individual and case by case assessment.

Who would you recommend?

This  is a question we are asked often by homeowners who want to “freshen up” their home, buyers who want to remodel, and sellers who want to update. Typically we give a list of flooring  companies in the area that have offered satisfactory service to our clients. However this year we had to personally decide, “Who do we use?” We talked with and received quotes from the list of companies we refer to others, but made our final decision  based on the professionalism, knowledge, and the quote we received from Carpet One. Carpet One has a variety of products with a price range that can fit almost any budget. Carpet generally costs between $1.50-$15.00 per square foot. Hardwoods range between $3.00 – $20.00 per square foot. The price range is determined by the type of products used.

He truly was the one who “won us over.” Justin was the most professional and  the most personable of the representatives we met during our search for a flooring company. Justin took time to listen to our desires and concerns and proved to have a plethora of knowledge in the different  type flooring options. After carefully studying our home and considering our desires, Justin was able to recommend a couple of different options as well as the “pro’s” and “cons” to each choice. When we made our decision, Justin arranged  the installation and kept constant check on the progress, both through phone conversations and in-house visits. Justin’s goal was to make sure we were pleased with both the purchase and the process.

We became friends really quick as we both have a great love for photography 🙂 Matt is the “go-to, man with a plan” when it comes to getting  exactly what you need. Matt measured the rooms in our house and calculated exactly how much material would be needed for each room. Matt made sure that there would not be a shortage of  supplies, but also insured we would not pay for materials that would never be needed.  Matt’s measurements were right on target and we had very little remaining material. There will always be some left over, but Matt let us know that Carpet One has a solution for that unused carpet….area rugs! How perfect! Carpet One cut the remaining carpet to our desired  dimensions and bound the edges, thus providing us with a custom sized, perfect area rug and no left over materials!

The Process

We had the carpets replaced in our bedrooms first.  The old carpets and padding were removed and replaced in a few short hours.  A few days later the remaining carpet in the living areas were removed and replaced with the hardwoods. Both the carpet and the hardwood installers were professional and took great pride in their work. We give Carpet One  an A+ rating on professionalism, knowledge, and pricing. From start to finish we were pleased with the purchase and the process!

Are you Sick of Being Tired?

Do you feel tired more than you feel rested? Do you have difficulty getting a good nights rest? You are not alone. According to the National Institutes of Health, 50 to 70 million Americans are affected by chronic sleep disorders and intermittent sleep problems that can significantly diminish health, alertness and safety. Many have written tips and tricks to help you sleep, from herbal teas, to dark rooms with blackout curtains, and soft music, but one of the most obvious and neglected tips toward good sleep is often times brushed aside. Perhaps  this is due to expense, or perhaps due to lack of understanding of how vitally important a good mattress is to restful sleep.

After months of feeling unrested, achy, and experiencing frequent headaches, we decided it  might be time to get a new mattress. I’m really unsure how old our mattress was, but I feel certain it was over the 7 year recommendation. Upon starting our search, I wondered, “Are all mattress created equal?” and “Which one is really the best?” I found the mattress reviews on Sleep Like the Dead to be informative and helpful and now with a mattress in mind, it was time to go try out a few. Can you say AWKWARD? Now “affordable” is a “relative term” because sticker shock definitely comes with a mattress purchase. That means, we have 120 days to “try out” our mattress at our home, and if not satisfied, Mattress Firm will take the mattress back and refund our money.

Though we received exceptional service from Melissa, it did not stop there. Reggie and Montrell were our delivery installers and were extremely professional. When they arrived, they treated us like royalty by rolling out a red carpet before introducing themselves. They told us they were there to remove our old mattress and install our new one, and they did so with extreme care, careful not to damage our walls, flooring, or breakables. I would give Mattress Firm two thumbs up and  a 5 star rating for their service and products.

Image titleChocolate Lovers Cake – the Perfect Valentine Cake!

Valentine’s Day is coming soon and chocolate seems to be on everyone’s mind. This cake is a chocolate lovers DREAM! It’s easy to make, and will become one of your favorite “go-to” recipes for desserts.

Ingredients for Cake:

1 package (15.25 oz) devil’s food or chocolate fudge cake mix

1 package (3.8 oz) devils food or chocolate instant pudding mix

1 cup sour cream

1/2 cup water

1/2 cup vegetable oil

4 eggs

1 1/2 cups semisweet chocolate chips

Ingredients for Icing:

1 cup granulated sugar

5 tablespoons of butter

1/3 cup whole milk

1 cup semisweet chocolate chips

Preheat oven to 350˚ Lightly mist a 12 cup Bundt pan with cooking spray, then dust with flower.

Place cake mix, pudding mix, sour cream, water, oil, and eggs in a large mixing bowl. Blend with an electric mixer on low speed for 1 minute and then 2-3 m minutes on medium speed. Batter should be thick and well combined. Fold in chocolate chips. Pour batter into prepared pan, smoothing it out to make sure it is even.

Bake cake for 50 minutes or until it springs back when lightly pressed. Cool for 20 minutes. Run a knife along edge of cake and invert onto a rack to cool completely for 20 minutes more.

Prepare icing

Place sugar, butter, and milk in medium-sized saucepan over medium-high heat. Stir until mixture comes to a boil, 3 to 4 minutes. Still stirring, let mixture boil until the sugar dissolves, 1 minute. Remove pan from heat.

Stir in chocolate chips and continue to stir until the mixture is smooth and the chocolate has melted.

Place the cake on a serving platter and pour warm icing over it. Let cake rest for 10 minutes before slicing.

Note: If you do not bring the butter and milk to a boil before adding the chocolate chips, your icing may be a bit lumpy.

DETERMINING A HOMES VALUE

When it’s time to sell  your home, how do you determine the value?

For some Sellers their “assumed value” may be more than Buyers are willing to pay.  Sellers must keep in mind they are selling a house, not the memories. Determining “accurate value” can sometimes be tricky, but the most widely used and accepted way to determine residential home value is by using a Comparative Market Analysis (CMA). CMA’s factor in a homes location, square footage, number of bedrooms and bathrooms, indoor finishes, and special features, such as water frontage, lake access, outdoor living areas, acreage, etc. Using this information a professional real estate agent can generate reports using the multiple listing service data that will provide a snapshot of the local market and aide in determining a fair market price.

How do CMA’s and Appraisals Vary?

Although the CMA is used to help determine current market value, it does not establish the Seller’s home value. If a Buyer uses a lending institution, that lender will require an appraisal. While Appraisers take into consideration the CMA, they also factor in how much it would cost to replace the home (rebuild it, if there were a complete loss), minus the “accrued depreciation.” The appraiser is required to follow strict guidelines established by the  Federal Housing Finance Agency, which regulates federal housing loan guarantors such as FHA, VA and housing loan purchasers Fannie Mae and Freddie Mac.

When the appraisal is finished, the bank makes the decision to fund the loan, or it may require the seller to repair certain items and show proof that the repairs have been made before letting the loan proceed. If the loan doesn’t meet lending guidelines, the bank will decline the loan. Despite stricter lending and appraisal standards, most buyers’ loan applications go through to closing – nearly 85 percent.  The CMA is the first step in providing a look at the value of a home, and when utilized it insures more confidence in meeting the lending standards.

While a CMA is an important tool in the process of selling, never underestimate the value of an experienced agent. Agents with experience understand that when two homes are identical in the same neighborhood, a higher price may come down to something as simple as landscape, or paint colors, or the overall taste of the homeowner. Valuing a home will never be an exact science, but if you work to maintain good curb appeal and the overall condition of your home, and you choose an experienced agent, selling your home will most likely be a sure success in todays market.
